Lakes of Pine Forest is an HOA (Homeowners Association) managed community with a five member Board of Directors.
The LOPF HOA is a Texas non-profit corporation and subject to state laws governing non-profit corporations. The Texas Residential Property Owners Protection Act, Section 209, also helps govern our community.
HOAs have their own governing documents in the form of restrictive covenants and bylaws. Lakes of Pine Forest has three primary governing documents: The Declaration of Covenants, Conditions, and Restrictions (CC&Rs), Bylaws, and Builder Guidelines.
CC&Rs cover the rights and obligations of the HOA to its members and vice versa. They are a legally binding document recorded and filed with the state. The CC&Rs are difficult to amend and require a vote of more than 50% of homeowners to amend.
Bylaws establish the day-to-day structure of governance for the HOA. They are also filed with the state.
Builder Guidelines ensure an attractive, coordinated physical environment in the community. Residents must make an Exterior Modification Request (EMR) for any exterior changes to their properties. The Architectural Review Committee (ARC) reviews and approves all EMRs. Changes to the Builders Guidelines are the responsibility of the ARC.
As a homeowner in the community you are automatically a member in the HOA and you are bound by the governing documents which can be found below.

DownloadThe Builder Guidelines define and discuss the architectural standards for the community. They outline and define LOPF's standards for architecture, including fencing and roofing, and landscaping.
The Guidelines exist to ensure an "attractive, coordinated physical environment" and "to provide continuity and maintain overall quality" of the homes and landscaping within the community.
The section on fencing (Section 1.5) was updated in 2020 to allow for the use of a rot board. This amendment is attached to the Guidelines and will be found at the end of the document. When replacing or repairing your fence, refer to the amendment for the latest guidelines on what is allowed. The amendment is also listed below and can be downloaded by itself.
If customers can’t find it, it doesn’t exist. Clearly list and describe the services you offer. Also, be sure to showcase a premium service.
The Board of Directors has a fiduciary responsibility to act in the best interests of the community. Duties include facilitating board meetings, keeping records, collecting assessments, paying bills, providing financial records, holding an annual member meeting, and generally operating the association like a business. The Board enlists the services of Bedrock Association Management to aid in the day to day activities and duties.
